1. What cookies are

2. Cookies we use
- Strictly necessary: required for site functionality (e.g. session, security). These cannot be turned off and do not store any identifying information.
- Live chat (consent required): our live chat is provided by Tawk.to, which stores data on your device so a conversation can continue as you move between pages. The chat widget does not load at all until you accept this category.
- Analytics (consent required): we use Google Analytics 4 to understand which pages are most useful. GA4 is loaded in a consent-denied state by default — nothing is stored on your device until you explicitly accept via our consent banner. The data is pseudonymous: it is linked to a randomly generated identifier rather than to your name.
- Advertising (consent required): where we advertise online, these cookies let us measure which adverts lead to enquiries, and may be used to show you our ads on other sites. They are only set if you accept this category.
We do not currently use the quote calculator as an embedded third-party script — quote details are submitted to our recommended conveyancing partner server-side, so no third-party cookies are set on your device from the quote flow.
